What this actually involves.

A water heater usually tells you it is going before it fails outright. Water around the base, rusty hot water, popping sounds from sediment, or hot water that runs out much faster than it used to.

If it has already let go, the damage to the floor and the wall around it is often the bigger job. I handle both the unit and the repair around it.

Replacement

Old unit drained, disconnected and hauled off. New one set, connected and tested before I leave.

Leaking tanks

A tank that is leaking is not a repair, it is a replacement. I will tell you that honestly rather than sell you a patch.

Damage around the unit

Flooring, subfloor, drywall and trim damaged by a failed heater, repaired as part of the same job.
